A Typical Commission Breakdown

Imagine a home sells for $385,000.

  • Listing agent commission at 3% = $11,550

  • Broker split at 30% = $3,465

  • Agent take-home: $8,085

That $8,085 is what the agent earns before taxes and business expenses.

Now let’s look at a high-end real estate photography package.

  • Top package price: $350

  • Compared to the agent’s take-home: $8,085

That means:

You will see the word “marketing” all over my website. So what do I mean by “marketing”?

You will see the word “marketing” all over my website. So what do I mean by “marketing”? I used to be a Texas REALTOR®, so I have been exposed to the typical listing presentations. I’ve seen the coaching. I’ve see the premade listing presentations you can buy on Etsy and elsewhere. If you show your friends and referrals the same thing - you are cooked.

There’s a good likelihood your seller has too.

You might think your good friends will only use you to sell their home.

They won’t ever ask another Realtor to show them their listing presentation. Maybe, maybe not.

You don’t want to be caught with your pants down when you good friends tell you, “we just heard the same thing from Joe Schmo yesterday”. Oops! Now you just learned you aren’t the greatest of friends you thought you were. Now you’re in for the fight of your life.

Don’t be ordinary

There are many conversations to be had when it comes to sellers. I can think of so many, but I bet most sellers have these on their mind:

  • How much can I get for my house

  • How quickly can we get it listed

  • Do I really have to pay the buyers agent? I heard we don’t have to do that anymore….

My thought is those are questions to be asked and answered later. The pressing concern is:

  • How will you (as the agent) best represent their property to attract the best chance of reaching those buyers

When you begin the sales conversation with these two questions, now you have control. You need to control these factors or you could lose this listing. Maybe you get the listing but can’t keep it.
