Imagine a home sells for $385,000.
Listing agent commission at 3% = $11,550
Broker split at 30% = $3,465
Agent take-home: $8,085
That $8,085 is what the agent earns before taxes and business expenses.

You will see the word “marketing” all over my website. So what do I mean by “marketing”?
You will see the word “marketing” all over my website. So what do I mean by “marketing”? I used to be a Texas REALTOR®, so I have been exposed to the typical listing presentations. I’ve seen the coaching. I’ve see the premade listing presentations you can buy on Etsy and elsewhere. If you show your friends and referrals the same thing - you are cooked.
There’s a good likelihood your seller has too.
You might think your good friends will only use you to sell their home.
They won’t ever ask another Realtor to show them their listing presentation. Maybe, maybe not.
You don’t want to be caught with your pants down when you good friends tell you, “we just heard the same thing from Joe Schmo yesterday”. Oops! Now you just learned you aren’t the greatest of friends you thought you were. Now you’re in for the fight of your life.
