In reality, that's often when it begins doing a different one.

Future sellers don't know how you handled negotiations. They weren't part of your communication with the client. They didn't watch you solve problems behind the scenes.

What they do see is how you presented your previous listings.

Your photography. Your floor plans. Your property website. The overall impression your marketing leaves behind.

That's the evidence they'll use to decide whether they want to call you.

Most agents don't think of a listing as a portfolio piece.

I think they should.

Every home you market becomes another example of your standards. Not because every listing has to be perfect, but because every listing says something about the way you do business.

Over time, those examples accumulate. They become your reputation long before you ever walk into a listing appointment.

The Next Client Is Already Looking

By the time a homeowner contacts you, there's a good chance they've already looked through your previous listings.

They're not simply evaluating the homes.

They're evaluating you.

The marketing you choose today becomes part of the story you tell tomorrow.

That's why I don't think of listing marketing as the finish line for one transaction.
